Contruction Project Manager

We are seeking a skilled and experienced Residential Construction Project Manager to oversee our residential construction projects from planning to completion. The ideal candidate will be responsible for organizing and controlling project activities, ensuring that the projects are completed on time, within budget, and to the highest quality standards. The Project Manager will work closely with clients, contractors, and internal teams to deliver successful projects that meet client expectations. Pay and Compensation will Depend on Experience. Responsibilities: Project Planning and Scheduling: • Develop comprehensive project plans that include project objectives, scope, deliverables, initial schedule, and budget.• Coordinate resources, including labor, materials, and equipment with field superintendent to achieve project goals efficiently. Budget Management: • Estimate costs, prepare budgets, and track project expenses.• Gather and analyze bids for complete scope.• Monitor and control project expenditures to ensure projects are completed within budget constraints.• Review all bills for each project to ensure that they are correct and being billed for work completed.• Identify and address cost-saving opportunities without compromising quality or safety.• Review draws with accounting to ensure that draws match up with work completed for the specified period. Quality Assurance: • Ensure that all work meets and complies with building codes, regulations, and quality standards.• Conduct regular inspections to ensure quality of workmanship and adherence to project specifications.• Coordinate with Superintendents to implement corrective actions as necessary to resolve quality issues. Client Communication and Relationship Management: • Serve as the primary point of contact for clients throughout the project lifecycle.• Communicate project status, progress, and challenges effectively and professionally.• Address client concerns promptly and ensure customer satisfaction. Contractor and Vendor Management: • Select, negotiate with, and manage subcontractors, suppliers, and vendors.• Create Purchase Orders to buy out the project with the selected trades and vendors• Coordinate with the Selections Coordinator to ensure that all selections are made in a timely manner and that all change orders are executed before proceeding with the work.• Resolve conflicts or disputes that may arise during construction. Risk Management and Safety Compliance: • Identify potential risks and develop mitigation strategies to minimize project disruptions.• Implement and enforce safety protocols and standards on site to maintain a safe working environment.• Ensure compliance with all applicable health and safety regulations. Qualifications:• Bachelor’s degree in Construction Management (preferred). • Proven experience as a Construction Project Manager. • Strong knowledge of construction management processes, means, and methods. • Excellent leadership, communication, and interpersonal skills. • Ability to manage multiple projects simultaneously and prioritize tasks effectively. • Proficient in project management software and tools. • Attention to detail and strong problem-solving skills. • Understanding of building codes, regulations, and safety standards.
