Job Title: Regional Maintenance Supervisor Overview: We are seeking a skilled and experienced Regional Maintenance Supervisor to oversee the maintenance operations of our properties within a designated region. The ideal candidate will have a strong background in facility maintenance, excellent leadership abilities, and a commitment to ensuring the highest standards of property upkeep and safety. Role: Regional Maintenance Supervisor Reports To: Director of Property Management Compensation: Starts at $80k Location: Des Moines, Iowa Benefits: Health, Vision, Dental, 401k, PTO, and Paid Holidays Responsibilities: Maintenance Oversight: Supervise and coordinate maintenance activities across a portfolio of properties within the designated region. Conduct regular inspections to assess property conditions and identify maintenance needs. Develop and implement preventive maintenance programs to ensure the long-term functionality and reliability of building systems and equipment. Team Management: Recruit, train, and supervise maintenance technicians and other staff members within the region. Provide ongoing coaching and support to team members, ensuring they have the necessary skills and resources to perform their duties effectively. Foster a collaborative and positive work environment that promotes teamwork, accountability, and continuous improvement. Vendor Management: Oversee relationships with external vendors, contractors, and service providers. Solicit bids, negotiate contracts, and manage vendor performance to ensure quality workmanship and cost-effectiveness. Monitor vendor compliance with contractual obligations and company standards. Budget Management: Assist in the development of maintenance budgets for properties within the region. Monitor expenditures and implement cost-control measures to optimize budget performance. Identify opportunities for cost savings and efficiency improvements in maintenance operations. Safety and Compliance: Ensure compliance with all applicable safety regulations and company policies. Implement and enforce safety protocols and procedures to minimize the risk of accidents and injuries. Conduct safety training for maintenance staff and promote a culture of safety awareness. Reporting and Documentation: Maintain accurate records of maintenance activities, including work orders, equipment maintenance logs, and inspection reports. Prepare regular reports on maintenance performance, including key metrics such as response times, completion rates, and budget variance. Qualifications: High school diploma or equivalent (required); associate or bachelor’s degree in a related field (preferred). Minimum of 3-5 years of experience in facility maintenance, with at least 2 years in a supervisory or leadership role. Strong technical knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems. Excellent leadership and interpersonal skills, with the ability to motivate and inspire team members. Proficiency in computerized maintenance management systems (CMMS) and other relevant software applications. Knowledge of safety regulations and best practices related to facility maintenance. Valid driver’s license and reliable transportation.
